Listing and Selling your Home

There is a lot of work to be done to market your home effectively. Placing a sign in the yard is rarely enough to get the job done. In addition to the standard, we provide special services specific to our clients' needs.  Here are a few of the strategies we use to help produce the desired results you require.

  • Help you to prioritize improvements that could result in a faster sale or a higher price.
  • Commit to work as your Realtor for the sale of your property.
  • Complete Listing Contract and associated paper work, and take photographs.
  • Immediately let all other Reinhart Agents and offices know about the listing through company e-mail.
  • Input your property into the Multiple Listing Service (MLS) with 8 pictures for other Realtors to preview.  This promoted the property to other professionals in the Realtor community.
  • Place lock box and For Sale sign on the property.  Additionally, place directional signs at the end of the street (if allowed) as well as place a "take on box" by the sign for potential buyers walking or driving by.
  • Activate listing through the Reinhart website, personal www.Realtor.com, www.MoveinMichigan.com, www.Mlive.com as well as this www.RolandMervis.com website.
  • Provide extensive Feature Sheets for potential buyers.
  • Distribute Feature Sheets to other Real Estate offices as needed.
  • Set-up a Reinhart Tour through the property on first available Tuesday.
  • Create an announcement/new listing postcard to target surrounding move up locations in the property area.
  • Place a New Listing Ad in the Ann Arbor News, Follow-up Open House Ad on first available Sunday.  Advertising is on a three week rotation unless the property will be held on Sunday.  When necessary, place your home in a midweek ad.
  • Advertise property by holding open houses every 3-4 weeks for 2 hours.
  • Schedule all showings directly.  This is the best opportunity to qualify potential buyers as well as learn critical information about their situation which can be used in negotiation.
  • Follow-up with open house visitors to determine interest and obtain feedback.
  • Continue to promote the property at weekly Reinhart meetings.
  • In 3 weeks re-address price point, activity, strategize further marketing plan and determine need for price reduction.
  • Re-address and freshen up ads for newspaper, MLS and internet.
  • Facilitate all details and negotiations regarding the sale of the property.
  • Represent you and listen to your questions and concerns with professionalism and integrity.
